    What is a CAMP, exactly?

    about overview
    In one sentence:
A CAMP is a monthly bank of maintenance hours - performed on set days each month by a team who knows your property - built around a plan we create with you and refresh every quarter.

Here's how the hours actually get used. Your community is allotted a bank of hours every month, and our team is on-site on set days to work through it. Before any work starts, we walk the property and deliver a CARE report — Common Area Review & Evaluation — that identifies everything we're seeing that needs attention. From there, we sit down with you and decide together which items matter most and tackle those first.

While we're on-site, we also handle any work orders that come up during the month — so you're not coordinating a separate vendor visit for the small stuff. Every quarter, you get a new CARE report showing the additional items we've identified, and the cycle continues. If a month needs more hours than your bank covers, that's not a problem — we scale hours up as needed to make sure your community is taken care of.

    The process

    How a CAMP actually runs

A recurring cycle, not a one-time inspection that gathers dust in a binder.

    Step 1

    CARE report

A free walkthrough evaluation - Common Area Review & Evaluation - that identifies every item your property needs

    Step 2

    Prioritize together

We work side by side with you to decide which items from the CARE report matter most, first.

    Step 3

    Monthly bank of hours

Your team is on-site on set days each month, working the plan and handling any work orders that come up along the way.

    Step 4

    Quarterly CARE refresh

A new CARE report every quarter surfaces newly identified items, and the cycle starts again.

    One point person

You get a dedicated team, but more importantly a single Account Manager who owns your community's service — making sure our team delivers what's expected and what your property requires to look great.

    Need more hours? No problem

If your community needs more than its monthly bank of hours, we scale up as needed - the priority is always taking the best care of your property.

    Full-service beyond maintenance

Need something outside the maintenance scope? We have experts on staff across a wide range of services we can bring in to accomplish just about anything you need.

We designed CAMPs this way on purpose - one team, one point of contact, one plan - to reduce vendor coordination, ease communication, and build the kind of property familiarity that results in better care for your community.

    What you actually get

Eight reasons boards choose CAMPs over calling as things break

A recurring cycle, not a one-time inspection that gathers dust in a binder.

    01

    Dedicated team

The same crew learns your property instead of a rotating cast of strangers.

    02

    Free quarterly audits

Inspection reports every quarter, at no extra cost, documenting property condition.

    03

    Lower insurance risk

Documented preventive maintenance can support reduced insurance premiums.

    04

    Higher property values

Well-maintained common areas protect resale value across the community.

    05

    Community knowledge

Your team retains institutional knowledge of your property's history and quirks.

    06

    24/7 availability

Support doesn't stop at 5pm - CAMP members get around-the-clock coverage.

    07

    Decreased liability

Catching hazards early reduces the board's exposure to claims.

    08

    Longer asset life

Preventive care extends the useful life of decks, paint, plumbing, and more.

    the differentiator

This isn't a repair company that also does inspections.

Most vendors show up after something fails. ProTec's model is built backward from that: frequent inspections drive a proactive maintenance strategy, so problems get caught while they're a line item - not a special assessment. That's the whole point of preventive maintenance, and it's the reason ProTec invented the CAMP model back in 1996.

Deferring repairs often creates bigger problems that lead to larger projects, which require difficult special assessments.
Why boards move to a preventive model
