Here's how the hours actually get used. Your community is allotted a bank of hours every month, and our team is on-site on set days to work through it. Before any work starts, we walk the property and deliver a CARE report — Common Area Review & Evaluation — that identifies everything we're seeing that needs attention. From there, we sit down with you and decide together which items matter most and tackle those first.
While we're on-site, we also handle any work orders that come up during the month — so you're not coordinating a separate vendor visit for the small stuff. Every quarter, you get a new CARE report showing the additional items we've identified, and the cycle continues. If a month needs more hours than your bank covers, that's not a problem — we scale hours up as needed to make sure your community is taken care of.

No. CAMPs do not replace a reserve study. A reserve study helps plan for major component repair and replacement over time. CAMPs support the day-to-day and recurring maintenance of the property and can provide useful observations, documentation, maintenance history that may support future planning conversations, and the ability to extend the useful life of components… saving you money!
No maintenance program can prevent every emergency. However, our CAMPs can help reduce avoidable emergencies by identifying and addressing visible issues earlier.
